Having a difficult time and need advice...

I need advice on something. I have a great relationship with a Realtor frined of mine that also is an investor himself, however I feel that it is much more time leveraging and also offers an incentive to go through a listing agent for an REO, SS, or just a normal MLS home to make offers. I want to get around 25 offers out a week but my Realtor has to write them all up bc emailed or verbal offers are not acceptable so he is only getting 1-2 per day which is not meeting my needs. I am a very loyal person so I am having a tough time not going with my Realtor but at the same time feel I can get many more offers out there if I utilize the agents that have the listing because of the double commission... What are your thoughts on this??

Hey Matt, Understand your challenge. A few agents have disqualified themselves with me. Smiling We have to first a foremost, remember this is business and not necessarily anything against him personally or have anything to do with your loyalty. If in the beginning you explained what you were needing and looking for and he agreed it would be no problem, then now isn't holding up his end.....then HE dropped the ball. You don't have to cut ties, just find another agent to work with. Even if you haved the offers being split between a couple of agents, would surfice inliu of finding the one you don't have to babysit. lol But if it was me I would first approach him to discuss and re-iterate your needs and requirements, if he feels he can no longer meet the demands then.....NEXT! LOL

Think of it this way.....just say you were hiring for a position in your company. Interviewed candidates, etc. Found one you clicked with, met your qualifications and thought would be a great asset to your team. So you hire with guy. His hours are from 8-5 M-F. First couple of weeks everythings great, but then on the 3rd week notice he's coming in late, leaving early, etc. You monitor the time clock and find out instead of forty, he logging 28 hrs a week. You discuss with him, etc., then another couple weeks go by....no improvement. Then it's HIS Fault if he is let go.

Just a point of view. Best wishes! And that's FIRED up 25 offer per wk! Bottom line...you can't let anyone hinder or stop you from achieving your goals!


I figure,

If I make 25 offers a week one gets accepted! I want to be the best wholesaler around and also am looking at some rehabs... Thanks for the advice, I am really actually happy with him and he is doing a great job with the offers and all that so that isn't the problem, I just need to get more offers and he can't do them all. I feel that it is best to go with the agents that have the listing because I won't get the "oh yeah well there are 79 other full price offers so you need to submit your best and highest or it won't be accepted" or "they will never consider your offer" when I know both of these are not true but are only being said because it hurts their commission. If I can put in the offer and tell the agent that I want them to represent me then they make double the commission and more money than just the 3% regardless of what my offer is therefore getting my offer in bc of that incentive!

Agree Matt. Approach I use

Agree Matt. Approach I use as well. Contacting the listing agent on REO's has been successful for me on specific properties that I was targeting. When using the 25/1 approach and submitting based on layered motivators: DOM, AS-IS, Price Reductions, etc. and I'm just putting offerings in at a significant discount of LP, I do use my agent. Yes, agents are suppose to submit ALL offers to the seller, but do believe some 'get lost' in the process or lost in 'fax land'. lol

Oh you have no idea, success is certain for me =)
Yeah I am offering on all REO's and Short Sales, and also any home that has a DOM of over 120 days, price reductions if under that, and anything that suggests a motivated seller... My goal is too wholesale at least 3 properties and begin rehab work on 1 every month. I am offering at 70% ARV minus reapirs holding/closing costs and whatever my fee is. Most my buyers are looking for Rentals so there is less repairs but I offer as if we are doing rehabs on all properties so that I have a good profit margin, works well!

Matt There are many ways to approach this,but you want to make money and that's the bottom line.

I am very loyal to but I tell other agents that have REOs if they bring me a deal I;ll buy from them. The agent I been working with for years she is not use to the new direction I;m going but she does everything I ask, because she knows the kind of end product I put out and I give her all retail sales.

Now she brought me a great deal last mouth from someone she shares her office with, and I didn't want to lose it so I told her to tell the other agent he gets full commission and I would pay her what her share was as a buyers agent.

So you have to make offers to make deals.


Welll here is an idea

Here is what I have done with my realtor. We wrote up several contracts, most of the contracts you put in will have the same contingencies. Wich will mean you dont have to write the same info all over. Your agent should have a software where they can do the contracts on a computer, so this way they can edit any info. Such as diff property address, offer price and if you adjust any contingencies based on the type of prop and offer you are making. All your agent has to do is get your offer price and see if all the terms are the same on this particular offer, if so or not, he or she can just edit this info, in 2 seconds, save and email or print. If any other forms are needed such as on a REO, your agent can email the form to you. You sign it, scan the doc back to your computer, attach the doc to an email and send it back. All this without leaving your home. Your agent saves tons of time with paper work. I provide proof of funds for every offer, I make and I send the doc through email. I let my agent know my offer price,and if any of the terms will change or not in an email.Once done he sends the offer over to whom ever. I have not left home, he has not left home or his office accept when we go to look at more houses. We have streamlined it this way. So it makes it easier to make multiple offers. He lets me know all the updates on the offers through email or via phone. I let him know what house I want to look at, he sets it up and we go look. And repeat all the above. Hope this helps. Ask your realtor can he have the forms filled out on a computer so you guys dont have to sit down and write a million contracts. All he has to do is edit and print.

I thought about that aspect as well and we tried doing that but he cannot save a contract with the software his office uses, he has to input all info every time we make an offer. Even if he could make all 25 offers in a week it is tough because he calls to each listing agent before hand and they always end up telling u that the offer won't be accepted and/or there are multiple offers so bring your best which discourages him from sending in the offers. I know its total BS that the agent is telling us that but I think that by going through the listing agent directly they have more of an incentive to tell me the truth about what is going on with the property as opposed to only focusing on the commission check they will receive...
