OfflineOk I have an REO property ARV 440k and have it if I sign the counter offer for 230k and 10k EM... My uncle was supposed to put up the cash for EM and then the property but hasn't sold several homes in AZ yet so doesn't want to over extend. Bank will allow me to put the REO into an LLC before closing but I need the funds... Once again here is the recap...

I will do whatever I gotta do to get this done and will handle all repairs with a company that I use with another DG guy here in Denver. I am trying to be creative but have no money to put down... I hate when family backs out lol!
