I did something that at the time was not sure would work. I can't remember what it cost, it was not overly cheap but it worked.
I did a Val Pak type mailing. I advertised what I do, and simply said, why trust your money to the bank which could be out of business tomorrow. Invest in real estate with a guy who knows how to make it all work.
That was all I did. The mailing went out to the wealthier areas of North Dallas and I got ten calls and did 5 deals from it, so to me it was worth the cost.
I don't know if Val pak is still around, but if you have it in your area, check into it.

I Just Contacted ValPak on doing A Ad For my Real Estate Business cause I have 14 homes in the Beverly Hills , & Malibu,CA area's that are Luxury Homes & Estates that I'm needing to get off my Hands Quick So I can Move on to my Next Few Deals .
Totally brill, Manny. I called ValPak, and basically the cost is approx. $349 per zone. A zone's size can vary depending on how large the zip code is. A tiny town will probably only have 1 zone. Most towns and cities have more than 1 zone, but you can buy only as many zones as you want. For example, if your town has 5 zones, you can elect which one or ones you want. You don't have to buy all 5 zones.

I've been thinking about using ValPak & similar companies for a while now, but I thought I definitely couldn't afford it. Seems I can budget for this type of advertising.
Anyone that's used them, can you tell me how you developed your ad? Did you design it all yourself and submit it to the company? Did they assist you with the design/layout of the ad?
Also, how many mailouts did you do?

I think the cost was about $349.00, if I remember. I would have to go back and look for the cc receipt.
I got 5 buyers from this and have done deals with two of them.
