Buying My First Home under Lease Option

I'am Doing A Deal Finally with A Serious Buyer A Assignment Deal So I'm Excited for This .

But While I'm looking for my Next deal I'm also looking up Homes that are either Leasing Or are Renting Lock them up Under A Lease to Buy option
Lease them for about 12 months & then Buy them For myself .

I've Found 2 Homes I'm In Love with One in Encino,CA & One in Beverly Hills ,CA One is Leasing & The other is Renting I'm thinking of Lease & Renting Both Homes & in about 12 Months I can Buy them both & I'll hsve my own first 2 Homes .

What do you all Think Of Lease to Buy Option ?
