Wholesale Documents???

Have searched and searched but can't find the information. I have a deal but I am so new I don't know what documents to have the seller and buyer to sign. I have donloaded all the documents in Dean's document page. Could someone tell me where to find all of the pertinent documentation and what documents I need to close the deal?

I would like a list... a simple... you must have... XYZ... just 1,2,3... I like to go by the KISS method... it means KEEP IT SIMPLE STUPID... not calling anyone stupid... just keep it simple... please help...

First contract

I know the first one you would need is the purchase agreement. You want to have that contract first between you and your seller. Make sure it has and or assigns and make sure to have your subject to clauses in there like.

Subject to partners approval, subject to partners final walk through, subject to you fill in the blanks. You want to make sure you are covered have your way out of the contract if it doesn't work out.

When filling out the contract also make sure you have long enough for inspection and closing. For example 14 days for inspection and 30 to 60 days for closing.

If your doing "as is" make sure to put that in there as well, if seller is responsible for any repairs be sure to put that in. If there are any other arrangements be sure to include them in your contract.

Next you will do your assignment of contract clause or contract.

If you're using assignment of contract you will need 2 documents

1. Real Estate Purchase Contract (REPC) from your state. You can get this from an agent or online. I suggest you start with your own state contract because whoever you are submitting it to will be more familiar with it.

(by putting the property under contract you will lock up the deal, by including an assignment clause "I MDL and or assigns" or "Buyer reserves the right to assign this contract to any person or entity they choose."

2. Assignment of contract from this site. This is the document you use to sell the Purchase Contract to your buyer, including your fee amount.
