I am wondering if anyone out these wants to share the letter they are sending to cash buyers? I have access personally to the MLS and have checked the cash buyers and gotten the addresses from the tax office. NOW, I want to know what folks are saying to these people when they contact them? Are you writing, calling, if a letter, what are you saying?

I just tell them my name and say the following;
Hi my name is such and such and I'm a Real Estate Property locator. What I do is I find Real Estate Property for Investors that fits their criteria. If I was to find you a good deal would you pay me a finders fee. If yes say cool! If no you can rebutal with " I use the door knocking techniques I knock on the door of the people that is in the foreclosure stages" The majority of the time I'm just looking to load of these properties for a wholesale price to another investor. At this time he made be more open now because people are scare to death of the door knocking technique. If he is still reluctant than he made be just to greedy. Go on and call somebody else. For the investors that say yes, just ask them thier criteria.
Where do you buy properties at what city or counties?
What price range?
The amount of rehab work you are comfortable with? Are they comfortable with carpet and paint or they won't mind taking over full rehab projects.
What do you look to net on a deal? Alot of them just say anything that makes scene.
Be comfortable with being uncomfortable!
