a non-performing notes is a mortgage that is close to or in default

performing notes are in good standing


Answer

A performing note is one where on time payments are being received. Payments are current which make people more interested in buying this type. They are typically not discounted as much as others because it's not a fight to get the money from the person living in the property.

A non-performing note is one where payments are delinquent or non-existent. These are more risky deals before there is no guarantee that the note will actually pay out. These are generally sold at a larger discount because of the risk involved.
