How do I find short sales?

How can one go about finding short sales? I am about to help out as a bird dog, but the investor only wants short sales. i have 2 questions: How can I find them and why would he only want short sales? Thanks for the info

Short sales

One way we find short sales is to check the notices of default issued by the county(s) you are working. Compare what is owed to what the FMV for the property is. If they owe more than the property is worth it's a short sale lead.

He only wants short sales because that is the strategy he has chosen to make money. Alot of people are making alot of money doing short sales!

The important question is how he plans on paying you for suppling a short sale
lead.
