I also would like to know if there are any investors out there interested in a 1.3 million dollar home I found listed at $580,000, The seller needs to move this property quick! Any Ideas how to tackle this or is it too big a deal for first timer? Thanks all.

I think any deal can be ok for a first deal if it's solid enough
The book "Profit from Real Estate Right Now" does a great job covering "No money down" type deal with an emphasis on Assignment of Contract. There are 3 steps to getting a deal like this done.
1. Build a list of buyers
2. Build a list of motivated sellers
3. Make written offers
The book goes through each of theses in detail, so begin by choosing multiple ways you would like to find buys as suggested. Some of the best ways are attending rei clubs, auctions, networking with real estate professionals, putting out online ads, fliers & bandit signs. You will want to have at lease 10 buyers on your list before you begin looking for property, that way the only property you'll be looking for are the ones buyers tell you they want.
