I really fill that college towns have huge potential. Being a college student athlete myself, there are alot of students that are looking for housing, especially athelets. The first semester of my college career I was forced to stay in the dorms, so I could get a feel for the university. As soon as that semester was up me and some teammates decided we wanted a house. People dont know that division I schools set aside 1k a month for their students athletes housing! Which they are given evry first of the month. Out of the say 3 thousands athletes at the university 1500 of them move into homes. How are some ways that I can put a plan into action and possibly make some money from this?

So as I am reading this, you're a student but not playing football anymore??
If so and you're not hamstrung by NCAA regulations, and if you can't outright purchase a property, I say use some of the connects I hope you acquired while on the football team and find partners to buy your homes. Split the monthly after expense payouts and everyone is happy.
Contact the football team, let them know you have homes for rent, and you get first dibs on tenants
Actually contact the athletic department and get dibs on all the student athletes

Im just a student now so I am free to do whatever. I not sure if you follow sports but some of my connects consist of Adrian peterson, Tommie Harris, and Gerald Mccoy. Who are all were my teammates and the list could go on and on. I currently know student athletes whos looking for homes. Contacting the football team would be a great Idea! I feel I should invest in players that I know will make it big so I can help them find their mansion lol when they go Pro!
and yes I do follow sports, but let's assume they do lend you the money, what would be your next move???
Thats why if you've ever come across a real estate investor or developer who is an alum, they should be the first person you contact. Why??? Because they would be thrilled to help you out and they might have properties they would want to sell to you, most likely at a super discount. Just to say "yeah I gave him his first break"
But look as well yourself and go for the 'Rooms for Rent' listings as well. Use what you have to maximize your profits.
