you don't think people are just going to give up their investors 'just because' do you???
Without giving up the actual address, tell us about this dream home and why we need to take time out to invest in it
It is well-maintained. 3 bed 2 bath. Oak hard wood flooring under the carpet in the bed rooms, living room, and dining room. New furnace, humidifier, A/C new in 2009, water heater new in 2000. Roof and siding are in good shape. Nice private yard with a large deck. Walking distance to parks, pool, and tennis courts. Taxes $4801 in 2008...Please let me know if you have any further questions.
Of course - asking price vs. FMV, and as far as FMV - how did you arrive at that? Where did you pull your comps from, and are they based on SOLD homes in the last 6 months? Many people pull comps by what is for sale in the area, and that does not give a true picture.

FMV-I got this from comps in the same neighborhood (within 1 mile) and they are all sold in the last 3 months and are comparable homes in size, lot size, bed/bath, etc...The only issue I'm having is the fact that it's a short sale and I need a cash investor. All of the homework has been done.
