Wholesale Property Locked up on Contract!!

I have a property locked up on contract for 60k and I believe I found a buyer willing to buy it for 65k.

Do I bring my purchase agreement to the Title Co now or wait until the assignment contract is signed and bring all of the contracts to the Title Co at the same time???

And I wont get paid until all contracts are signed and the deal is finalized, correct??

2 Ways

There are actually 2 ways that this can be done. This is the way my title company wants it done...

1 Bring in all the paperwork after it is signed.

OR

2 Have the paper work in place at the title company AFTER you and the seller have both signed. When you find the buyer tell him/her to go down to the title company and sign everything and pay them. They will then go to closing and pay all the people and do the deed work for the buyer.

Hey Ryan, Reggie Peoples here. This is looking good so far, and I hope you get more than 5k. Hey, is it an REO or a FSBO you have locked up? If REO, how did you get that locked up, for how long, and through who?

Hey Reggie, I locked up a FSBO. And yes you're right about the 5K. The owner wouldn't budge on her end and I already had a buyer lined up. We'll see. Otherwise, I would aim for a bit more than 5K on this type of deal.
