CASH BUYER here looking for deals in New Jersey

Hello,
I am purchasing homes to flip in NJ. South (Ewing, Hamilton, Chambersberg) and Central Jersey (Plainfield's and surroundings) have been my focus, but open to other areas. Other factors:
* $50,000 range or less for purchase
* Room for renovation to add value
* decent comps as I will be flipping the home
* I need to make a min of $25,000.

So i guess this message is for any of you birddogs, wholesale or partnership seeking people. Looking to make my next purchase within the next 2-3 weeks.

In the end, looking to form relationships with you guys who are finding good proprties.

Hey, my name is Rich. Im a new investor down in the camden county area. I will be looking for properties from trenton down to Pennsville. I see you posted a few years ago so hopefully you have succeeded and moved up the real estate ladder. Since my finances are limited, are you interested in deals I will not be able to finance.
