The problem with getting an appraiser to wait for settlement is that what if the property doesn’t close. Are you still willing to pay the appraiser??? There is no guarantee. The appraiser’s job is to appraise and when he is finished he want to get paid. His or her fee cannot be tied to a value commitment. You could try a partial payment if you are dealing with the same appraiser. If this is for mortgage purposes and falls under the HVCC guidelines, you may never know who the appraiser is.
