I hope someone can help me. I finally found a Broker that will help me here in CA. When we did a search for REO's or short-sales nothing came up which I was shocked, but said whatever. He did give me a print out of Properties that are over 118 days old but are not an REO, preforeclosure REO or shortsale. I will just go to the bank to get the REO listings... but my question is how can I negotiate with the listing agent if it isn't an REO, preforeclosure or shortsale? Hopefully this makes sense.

If you are going to a bank directly to speak with them about properties that they have in their current inventory, you will be negotiating directly with the lender if the property is not listed for sale. If it is listed for sale then the lender will give you the phone number of the listing agent and have them help you with this deal. That is what they hired the agent to do. I hope that this information helps - I was not exactly sure of your question.
