Welcome to the DG website. Yes, I have contacted banks directly. The best banks to approach for this type of REO deal is your small local community banks. Give them a call and ask to speak to their REO Asset Manager. Once you get this person on the phone be pleasant and start be having a good coversation informing them you are a real estate investor looking to acquire some additional properties. I'm a licensed realtor here in Northwest Florida (Destin, Fort Walton Beach, Panama City and Pensacola) and this post as well as Matt Larsen's 25:1 system has really gotten me thinking that I could help out another investor in my area.
I'd be willing to be an investor's realtor here (If you're an investor in the area, contact me and let's talk) Right now, I have a rehab and I'm waiting for it to close, so in the meantime maybe I could work with someone else to find them a good deal.
Could be a WIN-WIN, I really want to quit my job, and maybe if I could collect a few commissions between my own deals, this would let me do that.
