Closing Moved Up to Dec 31st for Gary & Jill Happy New Year!

Received a great surprise today, a closing was moved up 30 days to Dec. 31st. A nice New Year's present ... $ 19,000 !!!
This was a probate we found on the county website,
contacted the personal rep. & purchased it for $ 40K.
It is a 2 bed/2 bath/2 car garage with an additional family room, 1650 sq. ft. under central air.
We replaced the roof; kitchen cabinets/counters; bathroom vanities/toilets; light/plumbing fixtures; new
paint inside & out; new carpet & tile; new stainless
appliances. Total cost for materials about 15K. It took about 5 weeks to remodel & about 6 weeks to sell.
We had an original offer that was cash for less money, but was withdrawn when the buyer of their house backed out.
Sold it for $ 75,900; so less closing/holding costs & material costs of $ 16,900; we cleared a total
net profit of about $ 19,000.
We have a few offers out there, but nothing accepted yet. We sold 10 houses in past 15 months; 4 were done with Ryan(DG member Cub); 1 sale to a tenant
of ours; & 5 rehabs that Jill & I did together.
It was a pretty good year, here's to making 2014
is even better, not only for us, but to all the DG family!

Good job well done. Yup truly a new year present for you and your family and also a great way to launch into 2014 with. Thanks for breaking it down for us and sharing your success. You right 2014 is definitely going to be a great year for us.
I got a couple of questions for you, I know one the ways to get probate deals is by calling attorney who handles divorces, foreclosures etc. You said you found the probate deal on the county website,contacted the personal rep. & purchased it. can I equally do the same thing here in Miami with this strategy which you used in terms of going to the county website and calling the personal rep?

Yes TC, each county's website is different but, here's what we do ...

1. AT Citrus County Clerk's website (www.citrus.clerk.fl.us) click on official records; click on accept terms; we use subscription login using a code from out local title company.
2. Click on document type; select probate; enter dates; we usually only go back 90days.
3. Go thru the list, opening the documents & finding properties to your criteria; we usually have the property appraiser's website up also so as to be able to view the particulars, such as number of beds/baths/square footage &
location.
4. Then after locating names, addresses for heirs/personal reps send a condolence letter & offer to purchase the property.

Remember that even if you don't have a subscription code you can do the research on the county websites. The code does enable you to open & view the documents in their entirety.


signed paper but no money yet ...

Just got back from the closing, signed all the papers but since it is a USDA loan, the docs have to be faxed to the funder for review, then they fax the title company allowing them to release the funds. This can take several hours to even days ... beside the funder didn't even wire transfer the funds to the title company. The poor buyers were going to cry since their REA or the mortgage broker didn't fill them in, I had to explain the procedure.
They were planning on moving in tomorrow & had an appointment with the cable company also, sadly I couldn't give them the keys since we did not receive our check. I don't think they are going to have a Happy New Year.
