BANK NEEDS CUSTOM FINANCED PROPERTY GONE!!!

my wife and i drove around the neighborhood and saw this property with papers inside the door. the property is listed by an agent, and has a bank bandit sign on the yard. "Customized Financing" it reads. In my head i was thinking YES. does this mean i can be creative on how i think the bank can finance this property and get it off their books.
This case is alot like how the Jurks locked up an reo property where he sent in a email of how to finance the property.
so i am running comps and setting up my buyers list to match this property to. but to get the property from the bank, are there any suggestions anyone on how to customize the finance.

It appears that the bank is desperate to move this property. Since it’s bank owned & they are willing to do "Customized Financing",
your REALTOR will be able to jump on the MLS & find out more details about the property & what the bank is willing to do.

Then your REALTOR can contact the listing agent to find out more details and help you negotiate a deal.

You mentioned you’re lining up your buyer’s list, so I’m assuming this is a property that meets some of your buyer’s needs …

Once you contact your REALTOR, you’ll know the asking price and the terms that the bank is willing to offer.

Yesterday I called my realtor for comps on the property and all the sold properties in the last 12 months
I wanted to see who in my area Is buying reo properties. Comps are to see what this property is going for.
We also contacted the listing agent so we can see the property and I did my evaluation. Now I want to be fair and give the bank good and the bad of the property so I don't look like a jerk. But the property dropped its price down four times . It started at 125000- 89900 yesterday.

I'm still working on my buyers list, but then again if I can get financed to buy and fix for a big flip, I might take the risk. "If you want something you have never got before, you have to do something you have not done before".

today i got the combs on the property im looking at, which is the REO property with customized financing. i got the last sold property details also from my agent. im working on the terms for the property right now and present tomorrow to the bank. i will post the terms later on tonight for my dgers to scan and tweek.
