As an active investor looking for properties, I'm generally already aware of deals on the MLS (listed through an agent). If someone was bird dogging for me, finding good FSBO deals would be the best value.

You can use a realtor to assist you in with your property search. But there are a couple of things you will encounter you should be aware of.
1- As you know, realtors get paid on commission. If you aren’t putting a property under contract, it would be impossible for that realtor to be sure they will get paid for all the work they have done to locate you properties. With that, they probably would not be willing to help you locate properties.
2- As Tom said, most savvy investors will already be aware of the properties listed on the MLS. Therefore what you are bringing them would be homes they have already seen. I would suggest FSBO’s also.
The thing to remember when being a bird dog is that you want to find your buyer something they haven’t already seen, and to bring it to them quickly. In addition to FSBO properties, try and get a hold of some pocket listings from banks.
