Is anyone besides myself working with an Agent that will only put out offers with a $1,000 Earnest Money Check along with a 10% down on every offer?

In our 1 year Contract she put a 2.5% Commission for me to pay her, also in another 3.5% in another offer.

Is my Agent trying to pull the wool over my eyes? I sure feel that way.

I have never worked with an Agent that won't use 1 (one) Template and fill in the information that is needed for each deal.

Am I missing something here? Or Is it that she sences that I am novice to this whole REA stuff?

I would say look for another agent

an investor friendly one. Just keep looking and get one you feel comfortable with.

No, I don't think that she's trying to pull the wool over your eyes at all. If you've ever bought real estate the "traditional" way, then you already know that this is the way it works. Since you don't seem to know that already, then I'm assuming that's not the case.
Buyer's agreements are typical, though a year seems overly long, the norm being around 90 days.
It used to be that buyers didn't pay for an agent's services, the sellers paid the commission, and the agent split that with the listing agent and their broker (unless it was her own listing). Now, in the age of specialization, it IS becoming more common for buyers to pay for an agent's services as well, particularly if an agent is an exclusive buyer representative.
Giving "earnest money" is also a common practice -- it's simply meant as a good faith gesture to insure that the buyer is serious, but it's not an absolute requirement. (And $1,000 is a typical amount)
It simply sounds like you need to find an agent who's more familiar with working with investors. Or perhaps you can easily educate the one you already have about how the system works.

As a buyer it should be very rare for you to have to pay an agent. An agent that is investor friendly knows that we are different that retail buyers. A good agent understands that an investor will put out several offers before a retail buyer is done looking at houses to consider. A good agent knows that work is involved in working with an ivestor. That work involves finding properties and writing up offers. An agent that makes it too much more difficult tha that is usually not going to be effective. It is that simple. If an agent has a hard time keeping it that simple, consider another agent. Your yellow pages are full of eager and helpful agents.

Thanks for the advice famaliceo. However, She is doing all the filtering that fit my criteria like we are taught, driving to all the properties, and doing all the leg work while I'm at work and reporting back to me. But I do have my own driver whom I've JVed with that gives me rides to meet up at the properties. (I'm not mobile.)

Now how long before I find another agent that will do all that work if I get rid of her? We'll see what gives:o) Thanks.

Yes, I did have another agent that I signed on a 12 month contract with, but I didn't have to pay her commission. I had to let her go. She wasn't investor friendly.

I thought this one was because she stated that she and her husband had vacation rentals. Should have clicked in my mind Vacation Rentals. Hmmm, smells like $$$. Maybe thats why she drives that nice Mercedes Benz!!
