Pre- Forclosure properties

I Just finished a three day session with an onsite mentor and have found almost 50 properties that have a notice on the front of the house that they are in foreclosure. My realtor says that they are not listed as of yet. How do I start making offers on these properties if there not yet on the market? Could some one please help me here. I'm ready to start making offers on these buy fix and sell properties.

Hi Keith, did you already read any of Dean's books?
Dean talks about a lot of great approaches you can take
to present to these homeowners with help when they need it
the most.

In "Profit from Real Estate Right Now!" Dean gives the
whole script on the available solutions for these types
of desperate sellers. The best approach is usually not
a phone call because it's not personal enough and will
seem insulting and threatening. So you should find out
their address and send a letter, outlining all the
possible solutions you can offer.

I'm telling you if you did not read that book you really
should get it ASAP. There are tons of real stories about
people who put the different strategies into action and
how they did it. Very easy to understand an implement.

I'm a new investor and I'm also looking at foreclosures and
pre-foreclosures because I really want to offer help. So I'm
working on my advertising to find these desperate sellers and
match them up with the cash buyers I also got from advertising.

Keith the information is out there. Do your research, talk to
people here and people that are doing what you want to be doing
and keep moving.

There's a lot of people out there to help and in turn
we end up helping each other.

In this situation a good realtor will be your best friend. Have the realtor contact the bank and determine the status of the properties, and what the bank is planning to do with them. After you have that information you will be able to assess where and if to begin the process of submitting an offer. If you don’t have a good realtor, get one. No better time than the present.

The owner hasn't been foreclosed on yet.
They still own & have control of the property.
It may not be listed on the MLS but that doesn't mean its not for sale.
Getting in touch with the owner to make an offer to purchase their property before they go into foreclosure.
The first hurtle is getting in touch with the owner.
I have knocked doors in pre foreclosure but my preferred method of making first contact with pre foreclosure properties is post cards
