It's a great tool to use to help analyze your deals (and did I mention it's FREE)! But, you really should spend the $97 and get the full premium edition! IT'S AWESOME!!

I'd refer to DG's book, 30 Days to Real Estate Cash. In particular on pages 32 - 41, Matt Larson lays out pretty clearly exactly how he finds RE Agents and the questions he asks them (to qualify them as to working with and understanding the business of investors).
Once you have a RE Agent on your team, they will have knowledge of Investor Friendly Title Companies and Property Management groups. So I'd suggest starting there...just my opinion (and Dean's book and Matt's first hand in-the-trenches methods).
