on my purchase and sale agreement, and my buyer uses a Hard money lender or conventional to pay the seller at closing do I need to word it another way? I guess what I was told is that I should be "careful" of using the word Cash on my contract> Any advice on this, this is the first I've heard about this.

I'm trying to lock up a contract and my broker I'm using who has cash buyers is giving me advice. I know that he may not have an investor's frame of mind but he does call himself investor friendly however he has been in the retail for 20+ years so I want to trust the guy but it seems just when I'm full steam ahead he brings up a road block with and issue I didnt think would be an issue. Like the word paid in Cash to seller. It's not like the seller expects his 35k will be given to him in crisp dollar bills, or am I missing something. Hope this makes sense. Just need some advice as to weather this is even a pause to reword my purchase and sale agreement!

You have to have one that knows how investors work and your buyers MUST be qualified CASH buyers.
Dont just go by what he says about his cash buyers.

your buyers list, and you get the deals you KNOW they will buy.
You will NEVER have to back out because you will NEVER offer on a property YOUR BUYER would not BUY!
Also, if you have a WELL BUILT and QUALIFIED buyers list.
You can state CASH in the contract.
You buyer will pay with cash (Hard Money, Cash, Private Money, 401k Funds, etc.)
FIND THE CASH FIRST! Then you will NEVER have to back out because you couldn't come up with it!

Don't offer on MLS properties.
Don't work with an agent other than getting your CASH SOLD list.
Use the agent to get your buyers and then move to:
Bandit signs, flyers, business cards, craigslist, etc.
Dealing with unlisted, motivated sellers is WAY EASIER.
These sellers dont ask for Earnest Money, POF, LOI, Etc...
They just want their house SOLD NOW.
I NEVER offer earnest money NONE $0 NOTTA
They never make me prove I have the cash!
This is the way to go.
BUILD YOUR BUYERS LIST FIRST!

Make sure you know what kind of properties your cash buyers are looking for. Ask them what price range, 3/2 houses, and locations or areas they prefer. hope this helps.
