Ok so I am getting close but I notice I all the sudden have a fear of explaing what I'm doing to the home owner. How do you guys explain the process of wholesaling to them and what do you tell them if you can't close on the property because you didn't find a buyer???

Talking to Homeowner

One of the reasons we suggest that you build your Power Team is to help you deal with the homeowners. Your agent should make the appointment with the homeowner and both of you should go see the house. If you talk to the homeowner, don't say much. Look for comments from them regarding their situation to see how anxious they are to sell. That may help you determine how much you will offer.

Your escape clause will be an inspection contingency so that you can get out of the deal if you can't sell your interest to a buyer. The homeowner doesn't need to know anything about your intentions to assign the contract, but you do need to add and/or assigns after your name (or company name) so that you have the right to assign the contract.
