I just finished reading Dean's book and am eager to get started. I found a home that is going to auction in 6 days. Now I feel like a deer in headlights. How do I go about approaching the home owner?
And furthermore, if I approach him is it possible to stop an auction that is set to take place 6 days from now?
I have no money down and I would like to lock it up on contract. I have no prospective buyers but it is a great deal.

How much is owed on the house? Maybe you or someone you know (if you don't have the money) can offer the owner some cash to walk away from the property and then you or they would pay what is owed and take over payments. Post more details so somone can help you more. I am new, so I am not really sure if you can get a pre foreclosure under contract. I'd like to know that also.

I have no option to put money down on it. And I have nobody to borrow money from. I was hoping to to get the the person that Is being forclosed on to let me do a 30 day assignment on it but since the house is going to auction in 6 days time I don't know if that would be an option at all.
The houses estimated value is $172,995
Balance owed on property is $88,170
Auction date is 3/13/09
I would love to go in and bail the owner out at the last minute but I don't know if there is a way to do that with the auction date so close. Any advise that anyone can give me FAST would be greatly appreciated.
