In Dean's book he is wanting you to contact the owner and ask questions to get a true understanding of how motivated the seller really is. With the price of gas these days, you want to get as much info before you drive all over town without knowing that this seller is truely ready to sell. When asking the questions, concentrate on the responses.

Why are you selling
Are you willing to owner finance or carry a second on the property
What do you like best about the property
Hows the neighorhood
Do you owe any money on the property
If so, do you have more than one loan
Are you in pre-foreclosure or foreclosure
Would you consider lease -optioning the property
If you owner finance what interest rate, term and ayment are you thinking about
If you will lease option, what are terms of option
If you will lease purchase, how much do you want down
