Two Types of Mobile Home Parks

When purchasing mobile homes you will need to consider the mobile home park. Parks are rated just as hotels are rated. You can find ratings from 1-5 stars but in a sense there is only two types of parks:
Low end parks or high end parks.

Low end parks usually have higher crime rates with a higher turnover. Because of the rating of the park it may be more difficult to sell properties you may have purchased as well.

High end parks will usually have strict rules and may have fencing to curb crime. Because of the safety and rating of the park the rents will usually be higher and may be difficult getting financing because the park and its tenants may demand top dollar for the home.

Possible?

I wonder if it's possible to buy/take over a park and change the criteria for the occupants. Could a person change a whole neighborhood by raising the lot prices and limiting the age of the mobile homes? Or is it already established by location? Are there government regulations as to what you are allowed to do?

I've seen blocks in town where the houses are run down and slowly new people buy them and start fixing them up. The "newness" spreads to the neighbors and the "Jones" factor seems to affect the whole neighborhood. Sadly, I've seen it go the other way, too. As people who take pride in their homes pass on or move away and the houses are bought by people who don't care, that can QUICKLY affect a neighborhood.

I would think that once you buy the park you can do whatever you want! But I'm just assuming here, so if anyone can give the correct answer it would be greatly appreciated. Eye-wink
