Hello, I'm new here. I just read the entire book, and listened to some of the previous conference calls, and although I understand most of the information, there is a ton of it to have to understand. I'm very motivated to get started, but a little unclear about how to go about doing it. I have very little knowledge of real estate except for what I have read so far. There are a lot of questions that I had that weren't really addressed in the book.
I'm 25, married, we live at her mother's house in San Antonio at the moment. I'm not working and have very little money in the bank. My wife's mother is helping us right now and I'm about to go to school with the help of loans and grants. Having said that, the only way I'm going to get started in real estate right now is by assignment of contract.
I have no money so the coaching program is out of question (how much is it anyways?)
The Automated Forclosure Finder is like $200 and I don't have that either, I guess I would have to just find a way to advertise like in a paper or something, but even then I have no money really unless I borrowed it.
I heard that finder's fees are illegal in Texas so if that is true can I actually do this?
I also have no idea about contracts or how exactly I would make it all work, would I need a realtor or lawyer or could I just do it all myself working with the seller and buyer?
I really have no money of my own to use here, so is there absolutely no money involved?

Read and read. you will absorb so much! and join in if you find a thread that relates to what you want to know. You can also use the search box to find posts on specific topics.
Hey, welcome to the DG site. You're in a great place to find the answers to all the questions you asked. It would take SO long to answer your questions in one post because they encompass a lot, and I can tell you have more questions than what you've actually posted. But I guarantee you that each of these subjects has been discussed in great detail here in the forums, if you just start reading.
REI takes a lot of work, but it is SO VERY profitable. You won't regret choosing this route to change your life. So determine within yourself that you WILL SUCCEED, and we look forward to hearing of your success!

Welcome to the DG family we're so happy to have you here with us! Well, the two top ladies have already answered you. They're the absolute BEST and the queens of knowledge around here. I just wanted to add that you don't need money or credit to do this. You DO need to do your homework though, and take lots of notes. Use the resources here, the contracts are great, you don't need a lawyer, they're standard, legal, binding contracts that protect you. Listen to Dean's fast start audio and anything else he's made available. Start with the posts in Anita's comment and the ones in mine. That's what they're for. Then just look through the forum you'll see your subjects of interest have already been discussed many times... LOL! That should give you a good start and point you in the right direction. Look forward to hearing about your successes on your real estate investing journey.

Welcome to the family, it is good you have decided to get on the computer, because I have learn a lot here, take your time inquire with anyone who will listen asked questions, and continue to respond to these polls and groups, also listen in on all conference calls their are great. Take your time their are many programs out their and grants that will give you the money. Don't give up. Check out the group polls we talk about equity exchange and how it works.
