I have a question for those of you who are buying to rent out for C/F. When it comes to paint what type do you find the best for rentals? I want to use the same color in all my properties (warm/nuetral) with white on the crown molding or base boards. What type of finish do you prefer and why?

I have been slowly compiling my own portfolio of average costs for items - toilets, countertops, lighting, etc., for estimating rehab costs - since Lowes and Home Depot catalogs do not have that.
I just LOVE your portfolio idea and will incorporate it asap!
You are SO much more experienced than me, but I will offer one observation on paint choice, though. I use semi-gloss on trim and doors - but depending upon the quality of your walls (such as not the greatest sheet rock job) my contractor advised, and I have found it to be true, that flat does a much better job of 'hiding' them, whereas semi-gloss tends to accentuate them. And you can, to my surprise, wash flat down as well.

I have worked as a painter for years. I have painted everything from multi million dollar homes to low rent apartments.
My advise is to choose a light color (OFF WHITE) for your interior rentals. Quality of paint matters! Remember, The cheaper the paint the more coats you will need. I use Kelly-Moore, but there are many other good companies.
Also, use flat or eggshell for the walls and semi-gloss, or enamel for the doors, baseboards, and trim.
I would never use semi-gloss for the whole house! Its not only harder to cover but it will magnify any imperfections in the walls.

What a GREAT IDEA! Thanks for sharing that with us! It just makes sense to paint in a neutrals so it's the buyers CANVAS! They can just imagine what color would look good where!
