Ok, so I am buying as many houses as I can right now. I have closed on 4 houses in 3 weeks and I am trying to buy more. I have just had a short sale accepted this week that we have not yet set a closing for because I am waiting on the bank. So, to give you an idea how hot the rental market is in my area get this, I was taking a look at a house yesterday that I am getting ready to rent and the contractors just finished it up. I was walking from the garage to the house when I saw a car driving really slow by the house, then all of a sudden it pulled in and I thought that maybe it was just going to turn around when instead she pulled up and asked me "is this house for rent?" I said "well not yet, but it will be in a few days". She said "well I was just driving around and heard there was a house being fixed up in this area so I thought I would drive by, can I look at it?" I said yes and she walked through it and really liked it. I asked her what she was seeing for rent out there and she said "nothing!". Can you believe that! It wasn't even advertised and she went driving the neighborhoods to find a house for rent! Now that is amazing but it gets even better. Today, I am driving and I get a phone call. I don't recognize the number but answer anyway. Keep in mind I don't take phone calls for rentals because I don't manage my properties, I manage the property manager because I don't want these phone calls. So I answer and the guy says "Hi my name is Bryan and I was driving through Rock Island through some nice neighborhoods and noticed a contractors truck parked at a house so we stopped and asked if the house was for rent and the contractors said it was going to be as soon as it was done and we looked at the house and really liked it so he gave us your phone number. We are very interested in the house, we are from Colorado and are moving to the area and can't find any rental property available in the nice areas. Can we give you a deposit and 3 months rent to hold the property?!!! Can you believe that!!!! Two days in a row! I just closed on that house 13 days ago and don't have it adverstised yet! Unreal, so I put them in touch with my property manager, he ran their credit, did the background check and we have the lease signed. I get on average 2-3 phone calls per day asking if I have property available and I DON'T HAVE AN ADD RUNNING IT IS ALL WORD OF MOUTH!!! I just had someone move out of my houses (which rarely ever happens) at the end of a one year lease and I asked my property manager if we can adjust the rent. He said yeah we going to bump it up and extra $100 per month and that way it should go very quickly. This is crazy. To get $900 rent for a house that I bought for $53,500 dollars and didn't have to rehab is amazing. I just can't get enough of these single family homes. Here is the cool thing. Imagine if you owned 20 homes and you could raise the rent $100 per month on all of them. You just gave yourself a $2000 per month raise. I love it!

I got over 30 calls for the house we bought last month in just 4 days of advertising, and had to just stop answering my phone after that. I know we're both in the midwest but I imagine it must be almost nationwide.

My only regret is, the question I always ask myself. Am I running as hard as I can? Am I sleeping too much? Am I reading enough? How do I get more efficient? What else can I do? What else can I cut out of my schedule? I have to do more, somehow, someway, I have to get better and continue to change. The thinking I have today has gotten me to the point I am at today. If you add up all of the decisions I have made in the last 2 1/2 years they add up to what I have accomplished or have not accomplished. I have to get better and change. It is going to take better thinking if I am going to get to over 75 homes by the end of this year. I have to get better. I have change my thinking. I have to get to the next level. There is a real sense of urgency.

I just wanted to reiterate what CBR has said. There is a sense of urgency. Not panic, but urgency. Our window of opportunity won't be here long. For those new to REI this might look like business as usual, but if you study history, like Dean has been saying and cbr has stated, there has never been an opportunity like this, and may never be again in your lifetime! NOW is the time to have the courage to try! If you've been THINKING about it or are trying to get well-prepared to do it, well STOP that and and just DO IT! What better time to try and fail, when there is not as much to lose! I'm not saying you will fail, but each attempt puts you closer to success. You will never have a better opportunity or time such as this to GROW.

I just closed on my first house - start rehab next week! I was planning on renting and getting another - but I realize that while the rent will cover the mortgage and rehab interest costs - I will no longer have any liquid money. So if I dont flip - how do I get the money to move onto the next house?

Have you taken all the equity out that you can? Will there be extra you can draw from after the rehab?
Also, be on the lookout for NMD situations such as seller/owner financing or even just financing the downpayment. This is where creative thinking comes in. There are probably more opportunities available to you than you realize. You've got a good head on your shoulders and have done GREAT so far. Keep thinking and looking, you'll be amazed at what you can do.

I know what you mean, there are two houses that I would love to buy - and I have only been at this for over a week. Question is how did you do your financing? I have never owned a home and have good credit so on one home I can buy with 102% financing. The other home was offered to me way below market value with no down payment and owner financing. The only question is - can I buy the one house with no money down, then use the equity out of it to pay 10% down on another property - the only financing I could get with investment property is 7% and 10% down. I would have to cover the equity finance from this house with the rent net from the next one. Then take the equity out of that house, and so on and so on. I would definately have to get mortgages that were "unseasoned". How did you do your financing? Also, how have you been finding REO houses at such good deals? Most of the REO lenders in my area have sent their houses to realtors and its hard to find good deals. Thanks man, your a greta inspiration.......

Oh yeah! You're right - It will be worth more when done than now - so i could refinance and pull money out that way....and I do need to reread all those creative ways of owner financing etc....there is so much to learn - thanks!

Hey, one thing that I've learned in here is to ask questions, but always ask myself "What would I tell someone else if THEY asked that question (you know, one I'M thinking of)? Oftentimes I am surprised to realize that I have already absorbed the answer from the forums, and have applied it to my REI life. It's so COOL!
I am not at ALL saying to not ask questions. That is what the forums are for. But remember, everybody, to give back what YOU have learned. There are newbies on here every day, so to them you are brilliant! haha
