PLAN, DO, CHECK, ADJUST-Always run your PDCA

This site continues to grow at a very fast pace. There are more memebers joining every day. I am learning from every one. I mentioned in another post that for DG.com to become great everyone on this site must become great. As we all improve the topics we talk about continue to get better synergisticly. Iron sharpens iron. I am always challenged to try to do my part and contribute meaningful posts. The thing I would like to see everyone start implementing because it has helped me so much is-PDCA (plan,do,check, adjust). You can apply this very powerful technique to any aspect of your life for example-your business, relationships, character, and on and on. We are going to focus on REAL ESTATE. Here is how to use it. First you set out your PLAN. Without a plan you are going nowhere. If you don't know what you are striving for you will hit it with amazing accuracy. Put together a plan. Maybe your plan is to buy a single family home to rent out. So you then decide to look at single family homes with 3 bedrooms, a garage, and a basement. Then you DO by looking at homes that fit that criteria and you start to submit offers. You know that in your area in order to get positive monthly cashflow you have to buy homes for about $60,000 dollars. You put in offers on homes that are in the $100,000 dollar range because there are no homes for $60,000 that fit your criteria. After 6 weeks and tons of offers everyone with these $100,000 homes keep turning down your offers for $60,000. Now you have to CHECK your progress. You have had no accepted offers or counter offers. This is where most people quit. All you have to do is ADJUST. So you adjust by only putting in offers at 30%-40% off of asking price to houses that have been on the market for over 3 months. Now you DO by putting in the offers and you CHECK your progress once again. All of a sudden you get a counter offer. Plan,Do, Check, Adjust everything you do and will get progress. If something isn't working don't keep doing it, you will get frustrated and before long your enthusiasm will diminsh. Remember what Einstein said "the definition of insanity is doing the same thing over and over and expecting a different result". Good Luck!

Seems like I'm forever adjusting, adjusting, adjusting. I guess there's hope since I haven't reached insanity yet.

First thank you for all that you do for everyone here.

I have a question. I've gone through a couple of what should have been great realtors already. I wonder if I'm doing the 25-1 ration/input wrong. What I mean is do I have the realtor submit say 1 batch one wk of 25 offers or 5 offers over 5 wks? I wonder if I have given some too much too fast while others I strung out for too long with no results while we're waiting to see if the 60% of asking will work before I try doing 70% of asking and adjusting for my market trends? How do I keep the realtor on board while I do my PCDA?

I'm not sure how long it will take for you to reply to this. I can only imagine how extremely busy you are. Frankly I don't know how you're finding the time stop in and continue to help everyone. I know you will eventually, you ARE that kind of person. So thanks
