I know this has been posted but I can't find the post. Any tips on finding a financial institution that doesn't require seasoning ? I had to pullout a bunch of money from mutual funds to do a cash purchase on a REO and now I'd like to do a cash out refi as soon as possible. How hard is it to find a bank that doesn't require seasoning ?
I haven't used any of deans tips for getting into real estate with no money but all his tips in the new book seem like they'd work in theory. Locking up deals and assigning them to other investors seems like a good place to start and looking into finding motivated sellers and doing a land contract deal so you can take control of the prop is another idea. In the meantime save every penny you can scrape together and look into FHA loans that only require 3 to 5 percent down on a prop. And do your due diligence on every prop you buy or deal you jump into and in this market make sur your buyin at good discounts. Good luck

I have a LTD registered company in the UK which was basically setup for self employment 10 years ago. I still file taxes etc. and I actually transfered ownership of my ex-marital home into the company to protect it from ever being sold from under me. The question is would I be able to use the company here in the USA?

From what I understand is that it is set up on a state level. So each state has their own terms. I would imagine that you would have to start new because of this. There isn't any set up for country to country. You could call Legal zoom at 888-381-8758. They would also be able to help you with any questions pertaining to LLC's and other corporation issues. In the book Profit From Real Estate Right Now! it states two contract techniques. I understand assignment but not instant equity exchange (IEE). Is it like a double escrow? It seems more complicated. When is it better to use then assignment?

Where is the best place to research online for foreclosures / REOs?
I am just starting. I have made an offer on a house with a FMV of $339900. The place is UGLY for approximately $60000 it should be at the FMV. I have offered $204000, my agent thinks I am nuts. When accepted I wish to sell the contract for $10000, to another investor. (He/she thinks I am nuts)am I on the correct track or am I nuts?
if i work with real estate agents or mortgage brokers how do they get paid. if im doing assignments or iee deals. im a little confused on how they get paid when i work with them. can anyone please give me an example. id really appriciate it. thank you all

I have read both of your latest books and am overwhemingly impressed with one thing in particular, and perplexed in another area.
Your conveyance of sincerity , kindness and integrity in the instructions within you book and TV infomercials, portrays to me that you muct be a devoted man of faith and passion. That attracts my interest to write you.
The area I am perplexed in, is due to my own inefficiencies of, either, confidence or followthrough...I cannot for the life of me make it all happen as efficiently as your books encourage. I am not afraid of hard work , or long hours.
My heart is right, my passion to excel is way above average, i have knowledge of my markets and I am coachable. In Short, I need your help.

Hello I am new to Real Estate Investing as an Investor. I have prior experience (about 3 years). I have read Deans book 3 times and I think I have what it takes, but with some help. I need to have resources of all types of business in contact to move on a deal quickly. I am looking to build a team or join a firm where we can go into business together. I am looking to assign deals or sell the equity on a particular property first hand. I will do this in order to get some cash in my pocket, then move on to bigger Investments (Rehabs, Flippers...etc). I found my first house that I am about to put under contract, yet the home owner has let his fire and earthquake protection laps. He wants to know if he should renew his coverage while I am looking for a buyer. The home is in califonia. Is there a law or other requierment that states he must have insurance durring the sale prossess? I would appriciate any addvise as this will be my first deal. Thank you.

l found a house that is for sale by owner but a real estate company is selling it for him also. can i still put it under contract if i talk to the owner or do i talk to the realtor.

You got me confused here if you found a property FSBO and why is it listed with a real estate agency? If it is listed with a realtor I would think you would have to talk to them first.
