I was able to assign a deal that fast for two reasons.
1.) I created a buyers list first! Then I went out and found property that my investors were looking for. Which is what Dean teaches to do.
2.) It was absolutely a sweet deal. I actually had people fighting over it.
An investor from the Michigan area ended up with it. I have less than an hour in this deal and my profit is $5000. This is the second deal I have assigned in 2 weeks. The first deal I assigned was very similar to this one but it only took 20 minutes to assign that one. I made $2000 on that one. $7000 in about 1 hours worth of work isn't bad. Here's the thing. All you have to do to make this work is do the same thing I did. Create a buyers list. Find a title company that will do assignments. Find a deal that is 40% below value. Send out an email to your buyers. Then cash checks. Get it done!

Hey, a quick question. What is to stop one of your buyers from walking in and taking the deal from you. I realize they are from out of state, but isn't this a scenario that could happen?? Do they ever question the assignment fee?? Examplle. You buy the prop for 50k and assign it for 55K. Do they ever try to bicker you down??.....Your student.....Jan
They can't take the property from me because I have it locked up on contract in my corporations name. Nobody tried to talk me down on this one because the deal makes sense, plus I had several people tell me they wanted it so if someone would have said they wanted it for a lower price then I would have just moved to the next buyer. It's all about supply and demand my friend!

Does the investr. take your word on the condition of the prop? So next step he gets his $$ together and closes the deal and you go to the bank. But why do you find the title company? Isn't that the buyers job??...Jan

No, Jan you as the seller want to have FULL control over where you close with your "end buyers". This is another contingency that i have implemented into my contracts, "that i have the right to choose where we close", wehter it be a title compnay or my RE Attorney. This way when the time comes to close you have someone that your NOT only comfortable with but, Also someone who can be on YOUR SIDE should a problem arise.

Yes the investor takes my word on the condition of the property or that person can go look at it. That is why I include the address. Now, if the investor is from outside of the area then it would be hard to get to the property and look at it before someone else from the local area gets to it. Here is the thing about assignments of contract "DO NOT BUY A PROPERTY WITH THE INTENTION TO ASSIGN IT IF YOU YOURSELF WOULD NOT LIKE TO OWN IT". That would just be wrong. Ethics will take you to the end of the earth and create wealth beyond imagination. That is why the US is the wealthiest nation in the world...because other countries trust our word. You should be the same way. Also, I would have closed on this property myself in a heartbeat but chose not to for 2 reasons:
1.) I have a couple other really big deals going on right now.
2.) I have made a COMMITMENT to myself to learn how to effectively assign properties to other investors so I can teach others how to do it. The only way to truly learn how to do something is to actually "perform" and do it for yourself so you speak from experiance.

I am so ready for the assigning part of my REI road trip.... There are limited deals here in the NW corner of Iowa. But I continue to build my list of investors. In the interim, I am buying, refurbishing and or renting the properties that I am getting my hands on. The best I am seeing our here is properties that are 20% to 30% below value. I personally bought the two properties that were 45% below value and am doing the work myself.
But I am hopeful that an assign deal will come a long, if I stay diligent and persistent!

what do you mean by this, I mean dont all title co's and RE lawyers honor an assignment. What does it matter to the title co/RE lawyer, as long as someone closes...right?

Great job CBR. What is the most effective way that you have found to build a buyers list? Real estate clubs, marketing on line, calling dentists and attorneys etc.?
Are most your deals REO's or are these mostly pre-foreclosure deals that you are locking up?

I found buyers through telling everyone I know that I buy real estate and also through an REI club. Both of these homes were NOT bank owned properties. Both were vacant however and motivated to sell. I do charge a non refundable deposit on each house. And yes some title companies won't close an assignment of contract. Just call around until you find one that will.

to find a title company that would do assignments, cbr is right, most of the title companys where i live think that, assignments are illegal, they just need a little "creative financing 101"
