I planted the 24 bandit signs as instructed by Dean and Ms. Hague from the Livecast and I had over 100 buyers call me over a 3 night 4 day bandit sign marketing canpaign. It was amazing. They were still calling even after I took them down Monday night!
I'm still going through all the numbers, but I have made 53 contacts to date all the way from serious multiple buyers to Tenant buyers and even a few sellers.
I also went to my local Investers Club meeting and got about 7-10 buyers there. AMAZING. This truth helps me more and more beilieve in all the steps we need to take to do this over and over.

Dude, sorry so long to reply. I even did it wrong and so far have 59 buyers and 17 tenant buyers. I did it exactly like was told in video foir of 2012 Live cast:

I used the blank yellow signs we are taught to use with a magnum black sharpie and only wrote on both sides. Later found out only writing on 1 side is better due to sun making it difficult to see when writing is on both sides. I wrote

I even did it wrong, cause I was supposed to write 3/2 in front of Desparate to sell. had people that were just investors that are now real estate investors. This is a ghost add and I told them the property was last valued at 74,000 3.5 years ago but was sold the next morning and that I had 2 friends that worked for different banks who were trying to clear some year end inventory and if I had any other deals if they wanted me to call them. If they said yes, I asked the following questions off my script i created from Dean:
How are you doing? I’m _______________. It’s a pleasure to meet you. I’m a new real estate investor and I have a tactic to find amazing deals that I think would fit your criteria, maybe even cheaper than you can find your deals. I do it using creative marketing techniques. If I find an amazing deal that fits your criteria, could I email it to you? Who would say no? If they say no, move on to the next person. If they say yes, say “Great! I just have a few really quick questions to ask you.
What are you looking to buy?
Is there a certain area?
A certain price range?
What are the last couple of deals that you’ve done?
Do you have access to cash?
How quick can you close?
What kind of equity or return are you looking for?
What is your full name?
Email address?
Phone number?
Write all this down in under five minutes. When you get all this information down and their email address and phone number and you promise them you won’t pester them unless you have a deal that fits their criteria, then you shake their hand and go on to the next buyer at your real estate investor club, auctions, call-ins, etc., then just do this same commercial all over again.
