House to Home is a newbie in the real estate world, me and my partner have been researching the market for a couple years now and now are ready to start making moves. We acquired a property about a month ago and to our dismay we did not get the positive outcome we were expecting. Were a little down right now but in no way are we out. We are going to keep trying our hearts out. Its a tough field with a lot of things to keep in mind to cover all the details of making a deal. Most of the difficulty that we are experiencing right now is the funding aspect of making the deal. We aren't afraid to get out there and do the work needed to put together a great deal, but as you all know a deal cant get off the ground without the funds to acquire a property. We are looking for an investor/partner in the Pittsburgh PA area. If any are available to talk for a little while about maybe making some win/win situations give us a shout out and we can talk some more.

Funding Problem?

H2H nothing beats a failure but a try…. keeping that in mind don’t give up ! Do you realize how many people never get off the bench and participate in the game? However, you got off the bench and took action !

Let me get this straight...you acquired a property or you are trying to acquire it and lack the funds?

Now days it is pretty simple to get funding for deals. Hard money lenders are a dime a dozen and private money lenders are everywhere.

I have done direct marketing to reach hard money and private lenders. I have sent letters and post cards out to such lenders and they do not hesitate to call. General terms are 65% LTV, 6 - 12 month terms, 8-15% Rates, No collateral loans,
no credit or income verification. But you have to get a mailing list and send these lenders info on your company. However, you have to be careful so that your literature do not violate SEC Guidelines for selling a security. I’d suggest getting someone who has done it before show you exactly what to say.

Also, you may want to get on backpage or craigslist you may luck up and find several there also.
Funding is actually the easy part, finding the houses at 65% LTV with not too many repairs and competition can be more challenging depending on what part of the country you are in.
