Hey Guys! I've been really busy building up my buyer's list and mailing letters to potential sellers, among other things. In the process of networking I have met a few wholesales in my area who seem to be getting deals left and right. They have agreed to partner with me if I bring a buyer to the table. What form do I need to use in order to protect myself in this type of deal? I want to make sure that I understand the proper steps to take before I just give away leads and money. Broker Investor - how to motivate other agents

What strategy should I use to work with other real estate agents to ensure that they find me the best deals and do not feel shortchanged on commissions given my broker designation. Thanks!

How can you be sure not to be screwed if you bring an investor a property?
Do you have an agreement?
I say this because the only difference I see in the two is that the whole saler locks up the property and assigns.
Where the bird dog passes the information on and hopes to get paid.....

If you tell them that we're seeking only Cash Buyes, doesn't that send a message that I may be trying to wholesale the properties? What response do I give if i'm asked that question (am I wholesaling)?

I got a call back from my bandit signs and it was a homeowner that moved away and thought he would try his hand at renting it out, he found out he didn't like the taste of that now he wants out and gave me a call(signs) and now we are talking about how we can make this deal work for the both of us.
Yes their is more to this deal but for this point you get it. So I drove around took all the numbers of realtors signs and called them. I told them I have a house in the area and ask how much the houses were going for in the area so I new my house would price right and could they help me sell it.
Newby, dealing with weird questions from real estate agents...need advice
April 4th, 2015 | posted by lycashanI am new and working to get that first deal. I contacted a real estate office with a bunch of foreclosure and fixer upper listings and asked who to send offers into as there was no agents name next to the individual properties.
I then got grilled on where the money was coming from, who's name would be on the offer contracts and when I said I had investors so it would either be my LLC or another company or investor they got all weird and said they had never dealt with a "middleman" before. I find that REALLY hard to believe that they don't ever deal with wholesalers who flip properties to other investors.
I finally just gave up and said it didn't look like they wanted to work with investors and hung up.

POF and Earnest Money
March 24th, 2015 | posted by toshmarieWhen you find a property that is being marketed by a REA how do you get around them wanting a POF letter and a very high Earnest Deposit check? They won't even let me submit an offer without those two items. I am guessing I just move on to the next deal, but the owner is trying to move out of state and is a motivated seller.

1st sign is for buyers,L/O this one takes more knowledge but you can get paid on the frontend, middle, and backend.
2nd sign is for? I have done this one time so Im not sure about saying this but it can be done. Its called subletting, you lease it and with full discloser to seller you lease it out to your tenant.
