This was back in February as well.
By the end of February, I had realized success with Bandit Signs-- getting 3-10 calls per day from various buyers: Agents, Rehabbers, Wholesalers, Bird Dogs, and Turnkey Investors.
I had done deals with 5 investors:
1) was an old client of mine in my other business
1) was from the first
2) were from my REI Club
1) was a caller from my signs
With little sleep, no personal or family time, and with tons of questions (some answered, some not) along the way and spending a good 70+ hrs a week doing RE I had a full team in place and working! I learned how to snitch access to MLS, find listings, thankfully my daughter stepped in and taught herself how to write offers when my Realtor was overloaded and we had placed 191 offers. Our ratio of accepted offers with 7 in place was 27:1. Not bad. A ton of work, but I was sooooo thankful!
Deal #7 was the FIRST one I caught that my first buyer on my list-- the "old client" of mine who called me back in Oct 2011 saying he wanted to do 5 deals a month and step up to 25/month by Mar 2012.... his criteria was simple but strict and I finally found one he accepted!

My fee was $3,700 and it closed with his funds. He reimbursed my EMD, and as per my usual I Quit Claimed it to him. BAM!
Profits by the end of Feb 2012:
Cash from Wholesales- $17,000
Projected earnings with NO Money of My Own! with the JV Rehab deals- $46,000
