I have been a DG student since 10/2008. I read the books and did my online pmi training but never took ACTION! on the Knowledge I was learning. Life and the wrong mentally got the best of me for 2 years. On 10/27/2010 I said to myself it's now or never. I enrolled for the second time in DG courses. I needed fast cash so I studied assignments of contract. I took massive ACTION! and landed my first deal in 29 days, I got a seller from one of my bandit signs, I offered the seller 155k and the seller accepted. I sold the home in 1 day to one of my buyers from my bandit sign for 182k. I called my coaches so many time to make sure I was doing everything right lol. Since my first deal I have been averaging 1 -2 deals a month and looking to bump it up alot more

Thank you so much. The most important thing that the coaches drilled into my head was to build a buyers list, just build, build, build lol. once you have a buyers list and you know what your buyers are looking to buy you go out and shop for them.

Hey Mike,
Great job on getting that wholesale deal done. I am just now starting out and taking action. Like you I need fast cash so I'm looking to do an assignment deal in less than 1 month from now. Currently building my buyers list, I've put ads on craigslist and also talked to some real estate agents today, hopefully I'll be getting a list of real estate bought by cash for the last 90 days, soon like tomorrow. With that I'm going to send these cash buyers a power letter and go from there. Once I have some reliable, qualified cash buyers I'll just go after the properties they're seeking, lock it up and make it win win for everyone!

Mike, Glad to see someone from the past, jumped back in and made it work! I am in the same boat. I did score a money partner though. I always bog down with the bandit sign stategy though (big fine here).

If you plesse, tell us more.... like what your buyer's criteria was-- was the buyer an investor or a retail buyer? I take it the seller was FSBO, so you matched them up... how did you write the offer and how did you do the closing? A double closing? Did the buyer see how awesome your spread was?

I do this full time now. Just before I was going to quit literally the week before, I got fired lol... All my deals have been through raltors and MLS, it is very challenging to find FSBO in Miami... Don't use just 1 agent, use every single agent that are hungry, the more the better
