In reading through the different topics for discussion I see a number of posts asking, "why do I need an agent?"
There are some very good reasons for that. First an agent has access to the MLS and in that MLS there are a number of basic marketing tools that they have at their disposal.
1. They can search "cash" buyers for you for several months which can in turn be contacted as future buyers.
2. They can run the most accurate "comparables" on properties. Everything on the internet are estimates.
3. They can show you potential investor homes.
4. The seller pays their fee.
5. They can submit offers for you on your state approved contracts.
Now I know there are more, but those are 5 good reasons to use an agent on your "power team."

To add to the list above.
They are able to get you into any home that is listed.
They have relationships with title companies, or attorney's that they can put you in contact with for your closings.
They have relationships with other realtors who may have a property for sale that would be perfect for you or your investor.
And last but not least, if you are making offers on bank owned properties many banks won't entertain an offer unless it's submitted by a realtor.
Realtors are a great addition to your power team. Just make sure you take the neccessary time to find the right one for you.
My philosophy is to have at least 5 methods of finding deals at all times. If one method isn't working then you will find one through another method. But if you put all of your eggs in one basket then you can only collect from that basket.
Agents are also a good resource for pulling comps and using their expertise of the areas and markets. They go to weekly agent meetings and get updates on the market from their broker. They can relay this info to you so you can keep up on the market as well.

You need an agent! Don't hurt your business by cutting corners. Too many people get into real estate and the first thing I hear is "Do I have to use an agent? I want don't want to pay the commission". Don't be ridiculous! This is a business and you need your agent to do more deals and your agent needs you. RE Agents have been trained to do a job - they earn their money! You need a good agent because you are a business owner and you need to be doing what you do best and that is finding buyers and finding deals. If you are serious about your re business then you need to learn to "divide and conquer"! Use your agent to do the things that you can't do and/or don't have time to do. You will get more deals done by utilizing the time and talents and resources of your agents. Now, with that being said...will you use an agent on ALL of your deals, NO. Be smart, use common sense - work smarter NOT harder.

A lot of people want to act as real estate agents, basically, by being wholesalers, bird dogs, or whatever, and they don't have the training, tools and expertise to do it properly without help, and that's where a real agent comes in - one that is licensed and trained in their state and possibly even a realtor.
Number 5 is especially important, as all contracts are not created equal, and state-approved contracts are more commonly used and recognized. Of course, they are reviewed and approved by real estate attorneys, real estate broker and real estate agents, so they really are the best. They do not have assignment clauses in them, so those have to be done as an addendum to the contract/offer.
