Excited to dejected in 48 hours!

I had my first meeting set up for Sunday for my very first deal with an out of state seller and was so excited. She never called me! I went to the house to leave a note in case she lost my number and there's a for sale sign on it as of this morning! Found an abandoned house, now a HUD ,nobody knows anything about it! My realtor couldn't find it, it's not on the HUD website and I even called Citimortgage head office and they don't know either! How do you stay motivated? I'm unemployed, the truck payment is late, my mortgage is late and my husband is working seven days a week. I know a lot of you have been where I'm at right now. How do you keep excited. I'm not a quitter but I could use some words of encouragement.

Keep it even when things go astray; expect things like this to be the norm, take your lumps, and keep on moving along

Reasons to keep on moving

Unemployed
Late truck and mortgage payment
Husbands working extra hard

Thanks for replying. I know I'm just having a bad day and tomorrow will be better. I think I just needed to know that I have support in what I'm trying to accomplish and a little nudge in the right direction to keep me on track. Not everybody believes in this as much as I do if you know what I mean(friends, family etc).


i felt the same way!!

3 days ago i got my first offer accepted on a fsbo. i family home townhouse minor cosmetic work about 30k worth of equity. come to find out after 2 hours of speaking with the sellers, paying for someone to drive me down there (because i have no car) that the house had already been locked up on contract by another investor. I felt like a failure how could i have wasted so much time and energy on this house and i cant even get it. bills are passed due have to pay someone just to drive me around i was discouraged but i refused to stop. when you continue to work hard after rejection or if something doesnt go the way you expect you will learn from that experience and you will open up new and better doors. plain example myself i was discouraged and today i was able to complete my first assignment deal!! you can do this believe and you will achieve!!

Something else that helps is knowing there are a LOT of us out here who are in the exact same position as you. Example? Me. I'm fighting for that first deal tooth and nail. Just last week I had a buyer offer $70K below what I had it under contract for, and I was sure he was willing to pay my price. Feeling pretty down after that, but I'm pushing forward with some other leads right now. I saw Les Mis on TV last night and I was struck by the line in the finale "Who will join in our crusade? Who will be strong and stand with me?" Saw how about it? *Who* will be strong and stand with me?

Have owned more than one, less then 25 since

The out of state owner now has a for sale sign, now that's nothing to be discouraged about, it shows they want to sell ! Whether it's a FSBO or MLS, call & make the same kind of offer you would have originally ...You Can Still Put Together a Great Deal !!! Just go for it !

But in the back of my head, I can hear the theme song from "Rocky" because you guys are GETTING RIGHT BACK UP LIKE CHAMPS !!!

I hope I can do that when it's my turn to get knocked down. A part of the process.

Keep in contact

with that seller! And let her know that you'll keep checking back with her as the months progress. If she ignores your calls let her know that you see that she had a change of heart and wish her the best. Don't burn any bridges just yet.

This business has a way of sellers coming around. A realtor could tell her she could get $x amount of dollars just to get the listing. After she gets no offers for a while, she may just call you; so each month, call her and remind her of your phone number and interest in the property, but let her know you don't want her to have to pay all those realtor fees, closing costs, repair fees so you will wait until the realtor isn't involved.

Next step, move on to another deal. They're all over out there. And, it may take some time. I'm going on my 5th offer right now, 1 has yet to go through. Get back up, brush yourself off and start again.

Call your car financier and see if they offer any type of forbearance for a couple of months while you get your feet on the ground. Always communicate with the bank, its much better than simply ignoring them. I wish you the best of luck.

Always have multiple deals in the works. Depending on just one may drive you nuts at some point.

Having a bunch staves off over dependence and keeps your options open; no reason why you can't do some research and find no less than 10 deals you could present to a buyer(s) and get at least half to bite


Excited to dejected...

Thanks everyone for your support. She did call me after she was back home and apologized for not contacting me but her 83 yr old aunt got sick while she was visiting and she was tied up the whole time. Also, the for sale sign showed up the day after she did as her realtor had done absolutely NOTHING for six weeks and jumped into action when she got here. She is under contract until September and after that we are free to deal. I am going to take advantage of the realtor and schedule a showing so I can take photo's to submit to investors!
I will definately keep in touch with her and let you all know how it turns out. She wants the house GONE, ASAP! Thanks again,
