A i just had to tell you !! just dropped off a 100 dollar bill to my mom ?? why ?? just because she told me about a property and i locked it up last mnth,showed it multiple times .....built a 15 plus rent to own buyers list off it and in the process of sandwiching it to a buyer !!
I told my family and friends that if they found me a house and i contracted it or sold one to someone they referred that i would give them one hundred dollars !!! i think they were not believing me till i dropped the 100 off and she was sooo excited,she didnt want to take it but with what i told her i was going to makeon it in the end , she gave in Smiling) my brother then said WOW i am going to get on this and find you something and i do know some people who are looking for a rent to own !!
kool !! if i buy or sell and make the deal happen you make some QUICK CASH !!!!
This deal is a sweeeeet one !!! the seller wanted 28k for the 4 bedroom 2 bath 1800 house on a quiet dead end street.The back yard is large with a river that runs throught it !! After locking it up on contract i IMMEDIATELY put out 18*24 bandit signs that read MUST SELL NOW !!.... LAND CONTRACT AVAILABLE....4bdrm 2 bth 000-000-0000 in frnt of the house and at the beginning of the street .I also put out 18 *18 " yellow paper with black magic marker FLYERS that say LAND CONTRACT AVAILABLE 4 bdrm 2 bth ***_***_**** MUST SELL NOW !! in multiple stores,gas stations,quick stops,restaurants,businesses,ANYWHERE there is a bulletin board or wall to hang !!! my phone starts ringing like crazy !! as a matter of fact i STILL havent got back to all of them because they are STILL calling every day to inquire !!!I KNOW i NEED to get back to them Promptly but i am only one person right ?? soooo i have been in the process of hiring an A player to take and screen calls!!!! its not EASY finding A players but will keep persisting !!! anyway i am marketing to my rent to own buyer list as we speak and hoping to turn a few thousand on the down and 2-300 on the mnthly and 20k on the end price PLUS 8 % interest !!!!
Deans tricks and strategies WORK and am STOKED to be back using them with some FIRE in my step !!!!!

i'm feelin good about this Smiling)holy cow i havent SOLD it YET !! when i SELL it i will make it right with MOM Smiling) and this is BUSINESS .....not personal Smiling) that's all she has to do is bring me 4 more good deals and then make 500 Smiling)ha ha i don't think $100 for 5 minutes work is a bad payday?? i KNEW that post would bring out the bruisers :!! Ok i can take a punch. My profits are over the long haul in interest and not wholesaling as much as sandwich lease opt or rent to owns AND...... when i had my cards made up i NEGOTIATED a DEAL so they used less ink on me on the back for referrals and only put a 1 in front of the two zeroes instead of five.Smiling
LOL well Mike i cant say I'm done because i still need a garage and pave the driveway and landscaping and a few small things like touch ups where the moving of furniture caused paint touch ups needed but overall close Smiling).
i am VERY fortunate to have built our dream home with profits from real estate and from everything taught here and through the success academy !!!!!
thank you all for learning and sharing all that we experience to make each of us a better student and teacher !!! this deal and all the others that happen in our journey are lessons for our next one and hopefully give others some kind of path to follow or lesson learned that they didn't already have ! if you are reading this and still haven't done your first deal......keep reading and studying on this site as we want YOU to succeed!!! through all the experience and DOER'$ here .....SOMEONE WILL help you Smiling)i'm EXCITED to be back hitting the pavement and doing deals !!!

Lol I haven't sold it yet Smiling) I am still repairing and going through the process of screening rent to own buyers. Don't worry I I ABSOLUTELY will take care of mom on this when it sells Smiling) so dont come after me Smiling))and as for $100 referal fee... My area is not high dollar deals and my profit determines the the amount that I can comfortably share. Now I ask for 5 k down on all my rent to owns but like one of my last deals I let a veteran in a rent to own for $O down and mnthly pymnts. Like dean says always OVERDELIVER so when i say I will give $100 and then they get $500 !! When this sells I will OVERDELIVER to my mom Smiling) I promise. LUV my mom:) I ASSURE you all I am generous when it comes to my family ...... The headline in the post was to create interest and not portray me being a tightwad:)) lol I know $100 is not a big referal fee but as I said this IS NOT SOLD YET Smiling) I WILL DELIVER Smiling)
