Just wrapped up my first deal and I'm on my way! After finally running out of excuses, I started working the 25:1 strategy and making offers on properties. After making 22 offers I got one accepted! Had an investor lined up who pulled out over some repair issues so I was left scrambling to get another (note to all: build that buyers list!. I only had identified 3-5 buyers so I didn't really have enough. (plus, in my haste to get a deal done, I offered a little too much on this property!... Live and learn!)
Bottom line is this: found an investor who was willing to do 75k. I had it under contract at 73k. I went back to my agent and told them I needed the seller to drop the price $3,000 because of some issues I thought they misrepresented (Thanks, Matt Larsen for the suggestion!) They kicked and screamed... and dropped the price $1,500.00!! Did an Amendment to the contract and I assigned it to my buyer. Walked away with a check for $3,250.00!! 2013 is going to be an awesome year! Thanks Dean and Matt for all you do!!

I used the technique on day 1 video four of the 2012 Livecast for buyers. I had 126 calls over a 3 night 4 day campaingn. Couldn't keep up.

The deals I'm offering were MLS lisings with the "AS IS, vacant, price reduced" filter. I'm also working hard on the Bandit signs and just sold deal #2 that I got from a bandit sign!!

That is the way to apply the principles. I also am offering MLS through realtor with the same criteria of AS IS, Vacant, and price reduced!

That first deal is always the most difficult and the most exciting. You have done a great job of doing something great. Now that you have tasted the waters of success you will find that you will want to do that again.
Keep the mojo going. Do not rest on your laurels. Keep offers going out and keep looking for deals. You will be able to make this thing happen again and again.
