I'm a little late in posting this, but I figured better late than never. I found my first deal in July of this year. Purchased a house that needed some work due to it being a hoarder house where the owners passed away. A lot of the clean up had been done by the family already, but I still had to take out about 8 truck loads of scrap etc.
The owners son who inherited the house wanted nothing to do with it and offered it to me for 60k. I did comps in the area and most homes were between 90k-110k. I wrote up a contract and purchased the house with the intention of doing a double close to a buyer of mine. The buyer I had wasn't interested, but he knew someone who he thought would be. As it turned out, neither wanted the house so I closed on it with the help of insiders cash.
After a few weeks of hard work, and a few minor plumbing repairs I did to the property, I listed it with a realtor friend of mine. The house had several offers and we closed on September 6th with the property being sold to a Canadian investor sight unseen. The house sold for 99k and after fees to insiders cash and realtor commissions, I made over 19k on my first deal.
I am now putting that money to good use in purchasing more rental properties out of state so that I can build my cash flowing properties.

Great job, you have inspired me! I am fairly new and I wanted to ask you a question, you borrowed the money from Insiders to buy the house, but wasn't that expensive since I assume you couldn't pay them back until you sold? If not, how did you work this?

I love it when the deal nobody wants turns out to be a great deal! Great way of getting started, with Insider's Cash; even if you have to pay to use HML or PML, it's well worth it to put $19K in your pocket!
