yeaaa wahooooooo I did my first wholesale deal and it feels pretty good. it was a not a huge pay day but it was a learning experience and i did still make $1000 and i needed it. it all thanks to dean. after my buisness went under in 2008 i never thought i would be involved in real estate again but one night a year ago as I lay in bed I saw deans infomercial and i couldn't believe this guy was real and that it was possible to make money in real estate with no money and no credit. here are the details of my first wholesale deal.
bandit signs were my only form of advertising i got a call from a landlord and he had a house that had a fire and he just wanted rid of it he said he wanted $600 I said thats it? he said yep I came back at him and told him about how I can help him and said how about a 50/50 split on whatever I get from an end buyer he said awesome. I marketed the property on craigslist and found a buyer that easy he bought it for $2000 i did a consulting fee agreement with the end buyer and he is showed me how to do the deed work on a house so its been a great learning experience. i have the $1000 in cash sitting here and it feels great!!!! its not a lot of money but i did so little work for it its amazing

Love that deal of yours. Those bandit signs really do well. They give me my best leads so far. My deal fell through this morning, but not worried I am on to the next. Congratulations!! man you make me want to go put up bandit signs right this minute. unfortunately the bandit sign police are out everywhere right now because we are in a city election.
BUT SERIOUSLY i just want to say that the rules of using bandit signs in my town were actually published in the newspaper for all to see because of all the ruckus the politicians are causing right now. and i belive they are workable. so perhaps one should ask anonymously what they are in your town. yours may be workable as well. then you can leave them up all week as long as they last.

@ Walt I'm creating a post called the night is ours about bandits I can guarantee you this as soon as you put bandit signs up you will start making money wholesaling properties I put my signs up and never take them down I have my voicemail line number on the sign so they can't trace them to me.
@dan I found the end buyer in around a week nobody on my buyers list wanted it so I put it on Craigslist and a guy who loves these kind of properties called me

Congrats! I know you don't think $1000 is a lot of money, but think about how that $1000 is going to multiply with the experience you just received on your first deal! It all stacks up! Go get 'em!
Just curious, how much time did you spend making that $1000 between bandit signs, the phone call, advertising, etc.? Now, compare that to your hourly rate at your day job? How many deals do you have to do per month to replace your income?
