OfflineHey everyone, I was recently contacted by a lady from Collingdale, Pennsylvania who has a property that she needs to unload ASAP because she ran out of money before she finished the rehab. The property does need work but with only a few finishing touches it can be turned into a positive monthly cashflow property or a great fix and flip. If anyone knows someone or is that someone who is interested in pursuing this deal, please PM me or respond to this post. I appreciate any help I can get. I'm just a fellow beginner investor looking to finally make that big deal happen.

How do u get a loan from the bank after you have purchased a property with cash from a family member so you can repay them? The reason is i have a cash buyer who wants to do that so they can get a house cheaper with cash than loans. Thanks for your time.
at a great rate and property has equity. You can pull that equity out to pay the person back.

I'm a huge fan of bandit signs because I feel they are very cost effective way of advertising. Also, if you look at my post titled How I Found All My Investors, it has a tip on how to find your buyers for your properties that you lock up. I am going to be in a similar situation. The guy bought a church, and was going to rehab it to make it into a duplex. He put on a second floor, and was finishing it and ran out of money. So, I have to figure out how much that is worth currently under the FMV as well as how much it will be worth after all the rehab is completed. (I have to practice this since I'm not very good at putting a price tag on a non completed project).
