Violation

Can someone offer an opinion regarding assigning a contract in California? I had a decent conversaton with a remax realtor on getting some foreclosure listings in my area. He mentioned that I can't re-assigned contract to a certain buyer because its a violation if you don't have a license. I don't believe it at first that so many people are doing it in California but he keeps going and wanting to show me an addenum that clearly states the discrepancy. Need Help.

Thanks kmacias, that means I can assign to a third party. He offered me to work with him and trained as a realtor but I don't have time to do all that,I have work full time but I'm giving it a consideration.
