I have decided to begin investing Real Estate once more.
The first time seemed to be going great then it all came crashing down.
I had previously been a student of Carleton Sheets. I had appeared on his infomercial about 10 years ago. I was doing well. But what I learned was very little compared to Dean Graziosi.
I look forward to beginning my REI career RIGHT NOW!!!
I put out 6 bandit signs today. I have been running Craigslist ads for the past week. Nothing from the Craigslist ads yet. Hope the Bandit signs do it.
My wife is very skeptical and is not backing me on this.

I was also a student of Carlton Sheets several years ago and also starting up investing again. What are you using for bandit signs. Wondering what works best? Good luck and will be watching closely!

I loved Carlton Sheets too, I think he got us all motivated back in the day. But, theres no place like DG. Now, you go get it done and dont mind wifey, she ll come around when you start cashin some checks!

You are all right about Carleton. He got us thinking about doing something with REI.
When I started I with his course I was in college...
I bought 37 rental properties in 2 years. I had a net worth of $470,000 and a positive cash flow monthly of $5,000. All at the age of 26.
Just one problem, I did not know much about being a landlord, maintenance guy, and exit plan stratigizer. But I could find and negotiate no money down deals.
So buying all those properties earned me a spot on his infomercial. Now I have nothing but memories.
Starting over was the natural option for me.
Just finding it hard to find the motivated sellers here in the Orlando Area...
It is a lot different than the small town I did investing in SC.

From my Bandit signs I have gotten two leads for motivated sellers.
One lady keeps calling everyday. Yes I have spoken to her and setup a time to meet her at her property. The other called today. Very motivated, but it is for two mobile homes in a resort park.
Anyone do any deals with Mobile Homes?

Good job getting starred again!! I have done a few mobile home deals but NOT in parks ...I mean resort parks....do u mean over 55 parks??? I believe most have stipulations on investors owning them but check. Keep pluggin and will keep up with you. To see what you got going on! !

you contact them and ask them if they want to sell their properties to you; if yes, then you put them under contract.
Ideally, you will already have some buyers lined up to purchase the property as soon as you put it under contract.
Have you read DG's books? it's all explained there...

I have a nice couple that is upside down on their mortgage. They found me on Craigslist and really wanted some help. I gathered some info via email and I am scheduled to meet with them on Friday. I will be making them an offer based on their mortgage balance with them holding a note for the balance. I haves some interested buyers who want a house that is owner financed. I am planning on signing a Land Contract with contingencies. Then I will assign this to one of my buyers for a down payment.
How does that sound???
