I have buyers wanting to purchase bulk SFRs or Commercial within the LA or Orange County areas. They want to buy directly from the bank or direct from the seller to the asset manager. They have money up to $15mm, will buy at maximum of 62-63%. I have LOI and POF. Hit me back! No 3rd, 4th, or 5th legs please.

Getting the lingo

Hi, if your buyers would be interested in Multi-family or Storage Units I may have sellers. And, I am sorry but can you explain LOI and POF?

BUYERS!

Here is their criteria for California, Texas and the East Coast:

Buyer #1: Multi-family/apartment/student housing properties and self-storage, both with minimum 100 units. As far as location, his only criteria is a 50K+ population that's near some government infrastructure. He doesn't want anything that needs major work (a 6-8 on a condition scale of 1-10 with 10 the best). Facilities should be A-class and fully operating. Purchase price is $3 million -- $5 million, or $20 million if in bulk. Cap rate should be 6-8% at 50% facility occupancy or 11-13% at 70% occupancy. He can close in 30 days or less.

Buyer #2: Multifamily units throughout Texas; minimum 200 units and looking for 70% of market value.

Buyer #3: Multifamily units in North Texas and the Dallas/Fort Worth area; Minimum 200 units; wants it at 60% of market value.

Buyer #4: Multifamily on the East Coast and Southeast at 70% of market value; at least 200 units.

i have a couple of single family resident kern county Bakersfield. 3bedroom 2 bath. looking for buyers and investors and partners.nice residental area. under $100.000.00 I do require a finders fee.10% of all property purchase and sold.

Your Buyers for Calif. properties- I Have Idea!

Hi, to begin someday i'l be able to rattle all that stuff you just said...that's so cool! Question, you said 50K+ population that's near some government infrastructure. Buyers interest only in LA or Orange County, is that set in stone..or would he be interested in San Bernardino County near 29 Palms Marine Corp base. Ive seen commercial property out this way and can you explan the lingo..cap rate? I think i might ( i say that hestitantly) there may be something of his interest out this way. I'l ask some jar heads if they've seen or know of self storage units for sale...word travels fast around here.Can you find out if this area will be of interest? And can you get back with me asap. I basically have a list of mortgage notes on residential and commercial properties i.e. hotels, office building , multi familes houses etc. considered to be performing or non-performing grouped together by the bank that issued the mortgages for sale - discounted. There are buyers of these notes in the market that can and like to hold the "paper or rights to the properties. I am looking for them -and they basically know who they are. Deep pocket types - could be doctors etc who invest inthis way
