I just found a great investment deal and I'm not sure what to do....it's an REO, in great condition and would make a perfect rental with positive cash flow.....even with 100% financing! My problem is that I have terrible credit right now and would like to partner up with someone to get this deal or ????? If anyone is interested or would like to partner up or has any thoughts on how to make this work I would REALLY appreciate the input! It could be a really good money maker......

Welcome to the DG family. It's truly an amazing place. You are not alone with where you're at right now. Go and Watch Dean's most recent video blog about the assignment he has for us all. It will help. I am reviewing his old ones myself right now.
I found an REO tonight when I was driving; It's listed with a realtor. I am going to check the county site to see what name it's under and if it's a bank I'm contacting them directly. Go check out Indianna Joe's journal; that's what they did is contact banks directly. It's in Dean's newest book as well Your Town... and has examples of the emails that were sent. Sometimes a bank may finance it to you.
Think a little differently! That's a pretty popular quote on here as well.

Today is THE DAY! I'm finally beginning my journey to financial freedom and will do my best to post on a daily basis at the end of the day what I did to make it happen. I really need the accountability to keep pushing forward and DO what needs to be done to make my dreams a reality. So I'm going to post every evening, even if I didn't do as much as I would've liked. This will at least strengthen my "follow through" muscle (lol!) and show myself that I can be accountable for my actions and thus KNOW that I can be successful as a REI
Well, I actually started yesterday by contacting 27 FSBOs....I spoke with 2, 1 is a no-go but the 2nd could be a possiblity. So I will be driving by the house tomorrow to check it out and if it's something where I think the numbers could work, I will contact the owners again and make an offer.
The other 25 I had to email and am waiting for responses....I'm really excited to check my inbox and see what "surprises" I will find
My goal is to have 5 properties locked up this month for assignment.....I know that sounds like a lot, but I have to keep my goals high so I continue to work towards my financial freedom.....besides, I LOVE A CHALLENGE 
I don't have any money or a job right now and am living with a roommate. My rent is paid thru the end of March, but that's it. So I need to make this work....I have NO OTHER OPTION but to MAKE IT WORK.

Congrats on stepping out to take action (27 FSBOs! wow!), and on starting your journal. The DG Family is the best place to come for support as you start this exciting journey!
You will hit little bumps along the way (we all do!), but as long as you NEVER give up, you will make it! And by the end of March is not unrealistic.
Get your buyers list going, and you'll get those assignments under your belt.

Well, after all the contacts yesterday I've been a bit overwhelmed today (lol). I've received 16 emails back from the 25 I sent out yesterday and am still sifting through them to see if any might work out.
I also contacted a total of 16 FSBOs today (3 of which I talked to, the rest were emails). Out of the three, 1 looks great, 1 looks like it might work, but I'm waiting for further info and the 3rd one is a no-go.
Soooo, onward and upward! Tomorrow is another day to look toward the awesome future that lies ahead

Today I'm going to focus on the leads I've generated and see if I can put something together. I'm a little nervous since I haven't done a deal yet, but figure if I throw myself into it (with all the right clauses) I can make it work. I must stay focused on that first deal......so I can get the the 2nd, 3rd and even 100th!!!

Well today I'm getting ready to go look at as many properties as possible in various local neighborhoods. I've talked to several sellers and am doing my research (getting my ducks in a row..lol) before I put in my very FIRST OFFER which I want to do within the next few days
I deseprately need this to work because although my bills are paid through March, that leaves me with less than $300.....so I KNOW IT WILL WORK...IT MUST!

Hmmmm....today has been one of those loooooong days. I've been in contact with several agents and have talked with a couple end buyers but still no contract yet...UGH! Maybe I need to work on my patience a bit, but I really want to get things going. Actually I NEED to get things going because I have my rent paid through the end of this month and that's it.
I want to put a minimum of 10 offers in by the end of this weekend!!!!! That is my goal and my focus for today.....putting those offers in and finding an end buyer....

Today I contacted more FSBOs and talked with some sellers, but still have LOTS of leads that I still need to go through. I did talk with a wholesaler that I stumbled across (I thought she was a seller..lol) and we talked, exchanged ideas and will hopefully be partnering up some deals soon. She seems like a "go-getter" like me who wants and needs to make money NOW!
Tomorrow I will be contacting as many leads as I can and setting up appointments to see the homes and start making my offers!!!!!! (YEAH!!!) My goal is make at least 10 offers this weekend.......and I say "where there's a will, there's a way!"

You Go Girl! is my new name for you even though I've said that to others. I need to follow your example. I too want to get this rocket off the ground. I have been looking at REOs and estate listings. Anyway I will have to follow your example and look into the FSBOs. You are a go getter and that deal is right around the corner for you; I know it is. You will succeed just because you have the faith/belief and that's really what it comes down to is your mindset. Way to go. It's just awesome what you're doing. Can't wait to hear about your first deal.

Well it's Saturday morning about 10:30am and I just made my FIRST OFFER!!!!!!! I'm sooooo EXCITED!!!! I know it's a bit early for that, but I feel so good about just stepping out of my box and making the offer that I can't help but jump up and down...lol! Even if it doesn't work out, I know now that I can do it, that I can make offers and move forward to my ultimate goal of being a successful REI and so can YOU 
As I said, my goal is to have 5 deals by the end of the month, so I need to keep pushing forward and making as many offers as possible and not worry about the rejections that may come my way.
Keep looking at the FSBOs, that seems to be working for me so far (not tht I've been doing it very long...lol) but they seem to be easier for me to work with. Anyways, I will keep you updated and I know YOU CAN DO IT TOO!!!!!!!!

I am just blown away with your determination. It is motivating and just goes to prove what a lot of people, especially Dean, say over and over again. Without action there are no results. Congrats on making that first offer and I can't wait to here from you in the next week when you say that you have just made your first deal. I know it will happen because like you say....you have no choice and failure is not an option. Just AWESOME!!

Wow.....what a weekend! I've contacted more sellers than I can count and sent out so many emails that I've been dreaming about them...haha I made 4 offers and still haven't gotten anything locked up yet, but am working on that today.
I am realizing how important it is to get organized and have a system set up for following up on leads and offers, etc. because I'm already having trouble keeping it all straight. So I will be working on getting myself organized so I know who I'm talking to and which property I'm talking about (lol). Funny, but it never really crossed my mind that by stepping out of my tiny, little, itty-bitty box that I would need some organization this quick, but I do! So any newbies that may be reading this.....get organized quick because when you step out and really work this system, things start happening quickly and you don't want to look like me.....a frazzled newbie with emails, notes of conversations and listing information piled everywhere that I can't even see my floor (LOL!)

I just had my first offer ACCEPTED and I'm meeting with the seller tomorrow!!! I am sooo excited right now that I can hardly type this out (lol) I'm trying to keep calm until all the paperwork is signed, but I'm just so happy that I finally got something accepted.....I know for sure now that I am on my way and if I can do this.....ANYBODY CAN!!!!! So whoever may be reading my journal that might be getting discouraged...DON'T!!! Because let me tell you, THIS WORKS! And thank you to Dean and the DG Family for keeping people like me inspired to continue plugging along when things feel like they are at their worst.

Ugh!!!!!!! Extremely overwhelmed and trying to play "catch-up" I have a meeting this morning and then lots of follow up to do......still no signed deal yet
But that will not stop me from moving forward....onward and upward!!

Well....I thought I had my first deal but still haven't gotten the final paperwork done....it's been rescheduled until Monday, March 15th. Hmmmm,I've decided that I've talked with enough people now and have enough things on my plate to start focusing on getting the deals done. Guess that puts me back to my "organizational skills"...lol
Since my last post (which should have been yesterday, but was a bit late..haha), I have 6 properties with possibilities. The first one is the house I'm signing the paperwork on on Monday which will be a great deal. I have 3 FSBOs that I'm working with. They are all anxious, I just need to crunch the numbers to make them work. I also have a wholesaler with a property that cash flows that I'm currently negotiating with for a "no down" situation since I don't have money (right now...lol) and I'm also working with an agent on a deal right now, but it's still too soon to tell.
My goal for the month is 5 DEALS.......I still have 20 DAYS and I'm going to do whatever it takes and talk to as many people as I can to accomplish this goal!!! So I say onward and upward.....FOCUS, FOCUS, FOCUS!!!!!

Sure sounds like you are on track to accomplish your goal. Wow - you have so much going on - you better get on top of those organizational skills haha. I remember when all my notes were on dunkin donuts receipts and napkins and stuff haha. The seller had to postpone it, but I talked to her today and everything is good to go, she had to go out of town so I'm still keeping my fingers crossed!
