I truly understand where you are coming from! I believe in a season, and we may not know why it takes so long, or feels like so long, to get to that point in our life where we are truly ready for change. There is no where but up! It's hard to go against the grain, but sometimes that's just what we have to do to get ahead. Most people won't understand what it is we are trying to do or believe it is possible. BUT it is possible, hang in there!

I just got back on the computer and would like to say thanks for the support and thoughts. I have allready been through some of the classes offered and called for support to some questions, so now I am going to go on craigs list and place a few adds to build a buyers list. All of the papers come out on sundays around here so I will get three of four papers and go through the classifieds to find some more tommorrow. By the way, I am located in central texas about half way from houston, dallas and austin. The clossest large town to me is Texas ATM (aggies) in bryan-college station. Are there any family members in the area? May everyone have a safe and happy 4th of july.

Hey Earl,

You may look into becoming a bird-dogger. You can take an AD out in a paper, craiglist or whatever avenue out. Then you can get paid to find properties for other people, while at the same time unlocking knowledge about the very field you wish to enter.

You are an inspiration. You have alot of obstacles to over come and you are willing to leap and run through anything that gets in your way to support your family. Thats really inspiring even if you haven't even started in investing. Just the motivation you have is enough to get you through anything that may get in your way. Matt Larson has a forum to where he is answering as many questions as he can. If you have a question post it and he can help you alot. Plus with everyone in the DG family giving you info and help you should be good to go!

Hi Earl!! I just got Dean's books also. Working on my strategies, trying to overcome my fear!! But I'm in Central TX, Killeen/Ft Hood!! So wonderful to know that there are others here! I pass through Bryan/College Station on the way to Houston to pick up my step-son!!! Maybe we can help each other, being newbies and all!!!

Ahhhh, interesting avenue, I looked in the book about that, it didn't explain it in detail, but I think I get it, thank you so much. Hopefully, this will be a way I can get started and some money in the bank and my toes in the water! These posts are wondereful!

Hey buddy,

You should usually have a flat-rate to what you charge per property. You find a property for someone and you charge X amount of dollars for each one you find and they actually close on.

Remember, bird-dogging is very marketing oriented. You have to be able to market yourself and your abilities constantly.

I placed adds in craigs list, but I am having trouble making a buyers list,only returns on this so far is sales promotions. It seems like no one will commit to what they are willing to do. (fear) I have been on line with a foreclosure site and have been able to gather addresses on about 20 listings. I will start checking them out tommorrow and see if this site holds water or is a come on to get my money. Hopefully, it is good. If i find out that these are good listings and do my homework, with out a place to go with these, should I go ahead and make an offer? O-What the Heck!!! God said that he would take care of his children so, I'll take a leap of faith and trust in him and the DG family to help me through this time....

i am a single mother of one son 14 and we have been strugleling to have a better life for both of us and who ever comes our way to help but things are not going my way at all i bought the books and read them and as soon as i started to get into the course and calling for the academy my computer crashed and no money to fix it or get a new or used one but god is good and he will provide he nows that i am trying to make a better life for me and my son and he will provide and he is we have a roof over our heads and food to eat the rest will come slowly but surely even though every time i turn around another bill pops up but i do not loose faith it will get better.

earl, check out your local real estate club. they all had to start somewhere, there might be someone that might be willing to mentor a beginning investor. as for business cards, could you make a few simple cards on your printer. also print a few flyers and leave them around announceing that you find houses for investors for a reasonable fee and if they purchase you get a $500.00 finders fee. or if they play hardball, maybe until you can get the ball rolling. you might charge $5 or $10 for each lead, regardless whether they buy or not. just be sure that you supply a name and phone number. good luck,k i am in greenville sc. if anyone is in this area , say, hi!! so that i know i am not alone in my area. Well, today I drove around and put eyes on several of the listings that I had looked up in the foreclosures list. All that I could do is look in through the windows, but several of them looked like they will be worth looking into. Next, I will make contact with listed holdings company and ask when I could do a walk through. Today, I went to a copy center to see about getting some bus. cards made and while talking to the owner and explaining what I do she made the comment that she would be looking for a new place to move her bus. to soon, so I got her info and will put it in my buyers list, plus she is going to work with me on the bus. card price....AS I said before, have faith and keep trying and he will provide...Also I went to the courthouse in the next little town and there was a couple of sales listed on the boards, but the sale happened 7/8/09..opps..I took the info anyway and will try to contact the companys to see if they sold or would be willing to or able to sell it now...Made contact with a few reiclubs and will go to the meetings starting next week. Thanks for the words of wisdom and love to all...

P.S. Hey alicia, if you get this or if the admin can get intouch with her, let her know that the city where ever she lives, has programs to where the low income parents with children can get a computer for the education purposes of the child and will probably give it to her. you have the right idea, just hang in there and some day you will be able to afford any computer that you want!!!!
